March 2026

 

1. Electrical Panel Replacement & Shed Completion

The electrical panel replacement project has been fully completed. The installation passed all required inspections without issue, confirming compliance with current electrical and safety standards. Additionally, the shed construction project has been finalized. All sheds are built, secured, and ready for operational use.

2. Fire lane Pole Lights – Modification & Installation

Work on the fire lane pole lights is progressing. We will be adding timers to each panel, we will be repairing all shorts and exposed wires.

3. Fence Preparation & Painting Project

All materials required for the fence preparation and painting project have been procured and are onsite. This project will be completed in-house by the maintenance team. Prep work and painting are scheduled to begin shortly, with workflow planned to minimize disruption to residents and operations.

4. Seasonal Operations – Transition to Spring

Snow removal operations are effectively wrapped up for the season. Equipment is being cleaned, serviced, and stored. The team has begun transitioning into spring operations, which include grounds cleanup, landscaping preparation, and seasonal maintenance tasks.

5. Grill Removal & Collection,

Gas and charcoal grills located throughout the property are being removed as part of the seasonal safety and compliance initiative. To date, more than twenty grills have been collected. The team will continue to identify and remove remaining units to ensure all areas meet safety guidelines.

6. Balcony Support Beam Repairs

Repairs to balcony support beams are scheduled to begin next month. With the ground now thawed, conditions are suitable for staging equipment and performing structural work. The project will be executed in phases to ensure resident safety and minimize disruption.

7. Parking Lot Lights 

We are currently fine-tuning our outdoor lighting system. Our team is manually adjusting each light pole to ensure full compliance with TRPA code requirements.

Executive Summary

February operations were primarily focused on winter weather response, property maintenance, and coordination with external stakeholders. Multiple snow events required timely and sustained removal efforts to maintain safe access throughout the property. Additional responsibilities included repair of damaged signage, engagement with engineering regarding deck relocation planning, and meetings with insurance representatives. Resident safety and responsiveness remained a top priority during all storm-related activities.

Overall operations for the month remained stable and on track.

Winter Operations

February required ongoing snow and ice management due to recurring storm activity. Efforts included:

  • Clearing roadways, walkways, entrances, and common areas
  • Monitoring weather forecasts to prepare proactive response
  • Applying necessary treatments to prevent hazardous conditions
  • Conducting post-storm inspections to ensure resident safety

All storm responses were completed in a timely manner, maintaining safe and accessible conditions throughout the property.

Property Maintenance

  • Repaired and secured broken property signage to maintain safety and property standards
  • Performed general inspections following storm events to identify potential hazards

Maintenance activities were completed without incident.

Engineering Coordination – Deck Relocation

Met with engineering representatives to obtain information regarding the proposed deck relocation project. Discussions focused on:

  • Project scope and feasibility
  • Structural considerations
  • Preliminary planning requirements

Further updates will be provided as additional information becomes available.

Insurance Meetings

Attended two meetings with insurance company agents to discuss ongoing matters. Topics included:

  • Review of claims and documentation
  • Property-related concerns
  • Required follow-up items

All requested information is being compiled and addressed as needed.

Resident Relations

During storm events, priority was given to maintaining open communication and responsiveness to resident needs. Efforts included:

  • Prompt attention to safety concerns
  • Ensuring accessibility during snow removal operations
  • Addressing resident inquiries in a timely manner

During this reporting period, property improvement and maintenance initiatives focused on structural integrity, electrical safety, and resident satisfaction. All projects progressed efficiently with zero safety incidents or significant delays.

PROJECT UPDATES & COMPLETED WORK

Fencing Reconstruction

  • Rebuild aging sections and reinforced posts for long-term stability.
  • Improved perimeter security and overall property appearance.

    Status: Complete

Electrical Panel Shed Completion

  • Finalized installation, verified labeling, and optimized load distribution.
  • System is fully functional and ready for final inspection.

    Status: Complete

Electrical Work (Contractor Coordination)

  • Finalized scope, materials, and placement locations with the contractor.
  • Construction is currently in progress and remains on schedule.

    Status: In Progress

Homeowner Trim Repair

  • Restored damaged trim to match existing exterior finish.
  • Issue resolved to the homeowner’s satisfaction.

Challenges & Risks

  • No significant challenges encountered. Weather and material availability did not impact timelines.

 

Miscellaneous Business

 

 - An insurance representative will be on the property this month to conduct a visual inspection. I will accompany them to ensure they have easy access to everything

   they need to review.

 - The pest control company has been retained, contracted, and approved to install property‑wide bait stations and address any additional critter or insect concerns.

 

Priorities for Next Month

 

Shed Oversight: Maintain contractor supervision until construction is finalized.

Final Inspections: Perform quality audits on fencing and electrical work.

Maintenance Intake: Address any new homeowner requests promptly.

Board Report: Property Operations & Capital Projects Update


Electrical Panel Upgrade
The electrical panel upgrade project is progressing well and began immediately upon initiation. Only 2.5 electrical sheds require rebuilding, and work is now focused on the final three buildings. In-house staff will complete demolition to prevent delays and ensure timely power restoration. Listed are the dates.

Fire Lane Pole Lights
This project is scheduled for spring, pending snow melt. Awaiting background info on this project.

Pool Cover Replacement
The pool cover replacement has been completed successfully and is fully operational. The new cover supports year-round pool maintenance and improves operational efficiency.

 Hot Tub Heater & Pump
The hot tub heater replacement has been completed and is operating as expected. We also replaced pump for hot tub as well. The hot tub is fully functional. Salvageable parts from the old heater have been retained for backup use.

Parking Lot Lighting
Evaluation of an improved lighting system is underway to better meet community needs. Full implementation is planned for spring. waiting for background info and TRPA permit.

Snow Removal Operations
Snow removal has been consistently maintained across walkways, stairs, and pathways. Priority has been given to full-time residents, followed by parking areas and roadways, to ensure resident safety. We are able to access equipment at a fair price to move snow more efficiently as I am honoring another contract. 

Gas Grill Removal
Notices are being issued to residents regarding the removal of gas grills still in use or stored on-site to ensure compliance.

Balcony Structural Support
Balcony support repairs are planned for spring. Staff are currently reviewing options to implement a safe and permanent solution.


Additional Operational Highlights

  • Since assuming responsibility on December 8, oversight of the electrical panel project and reopening of the hot tub have been completed.
  • Flood mitigation was performed during heavy rain events impacting Units 1–75, including sandbag placement and water diversion due to clogged county drainage infrastructure.
  • Ongoing coordination with contractors to ensure project timelines and workloads remain on schedule.
  • Gas service upgrades completed in select units, with coordination for new gas meter installations.
  • Timely response to resident communications and issue resolution.
  • Cost-effective pest control solutions are being evaluated in coordination with Eco Pest.
  • Installation of protective bollards around EV charging stations and fire hydrants is underway.
  • Property fencing repairs have been completed as needed.
  • Unit 1-06 under construction waiting for background info.
