Forest Pines Clubhouse Combination Door Lock Protocol
Purpose: To ensure secure and responsible access to the Forest Pines Clubhouse and pool area for homeowners and their guests.
1. Access Codes
- Each homeowner will receive a unique access code to the combination door lock system.
- Access codes will be changed every 30 days to maintain security.
- A new code will be emailed to all homeowners on the last day of each month.
2. Guest Access for Short-Term Rentals
- Homeowners with short-term rentals are allowed to provide the access code to their guests for the duration of their stay.
- Homeowners must inform their guests that:
- The access code is confidential and must not be shared with anyone else.
- Guests should not attempt to share or distribute the code under any circumstances.
3. Security Measures
- All homeowners and their guests must use the designated combination entrances and exits only.
- Unless there is an emergency, all other doors must remain locked at all times to prevent unauthorized access.
4. Responsibilities of Homeowners
- Homeowners must ensure that their guests are aware of the rules regarding the access codes.
- Homeowners are responsible for monitoring the use of the access code by their guests and should take action if misuse occurs.
5. Emergency Situations
- In case of an emergency, homeowners and guests should follow established emergency protocols, which may include using alternate exits if necessary.
6. Compliance
- Failure to comply with these rules may result in access privileges being revoked, and appropriate actions may be taken by the Forest Pines management.

🔥 A Sizzling Reminder (Without the Sizzle)
Per Washoe County regulations, open flame barbecues (gas, charcoal, wood, etc.) are not permitted anywhere in the Tahoe Basin — and that includes Forest Pines.
We know nothing beats grilling with a view, but with wildfire risk and insurance talks heating up (pun intended), this rule is extra important right now.
✅ Electric barbecues are the only approved option — no flames, no smoke, no problem.

Trash Dumpsters
(03/23/25)
We have been experiencing problems with overfilling of the trash dumpsters. While we have increased the frequency of pick-ups, occasionally a dumpster may become full. If you find a dumpster is full, please check for space in one of the other dumpsters in the complex. Some additional reminders:
New Short Term Rental Regulations (6/3/25)
For those of owners who rent their units, please ensure you are aware of the newly passed regulations of Washoe County. These regulations do require owners using their unit as a transient rental (less than 30 days) to take specific action to be in compliance with the new regulations. DEFENSIBLE SPACE WORK (05/01/2026)
To help protect our buildings in the case of fire, over the remainder of the summer Jamie and staff will be working creating Defensible Space around the complex. This will include cleaning of pine needles and pruning of bushes and trees. Will be meeting with Ryan Dominguez from NLTF on the 11th of May to go over defensible space.

Electric Vehicle Charging Station Up and Running
Here it is ... standing just outside the clubhouse ... the Charge Point CT4000 electric vehicle charging station. Thanks to the amazing job done by Board Member Dave Kirsten, the Smart Station came in ahead of time and under budget! Maybe some of you saw Dave out there digging the trench for the electricians or pouring the concrete! The project was completed using a local electrical contractor. Although Dave isn't an electric car owner himself, he was going to make sure this project was going to work for our owners.
And it was also Dave who kicked off the entire project when he learned of the $6000 credit that was available through a Nevada Energy grant program. Of the $8200 total cost, Forest Pines only had to pay $2200, all of which will be recovered over time through charges to people using the station.
To use the Smart Station users only have to log onto chargepoint.com and follow the instructions for setting up an account. Users will be able to schedule charging times and be notified when the previous user is completed and alerts the user of the availability. It will also tell the user when the charge is complete.
We're very pleased that Forest Pines is once again a leader in the Incline Village condominium community providing useful services for our owners.
