Section 7.1 of the CC&R's (2002) states:

7.1 Prohibition Against Structural Changes by Owner. No Owner shall, without first obtaining written consent of the Board, make or permit to be made any structural alteration or structural improvement in or to the Owner’s Unit or to any other part of the Project. No Owner shall take any action or permit any action to be taken that will impair the structural soundness or integrity or safety of any building or other structure in the Project or impair any easement or right or personal property which is a part of the Project, without the written consent of all Owners. No Owner shall paint or decorate any portion of the exterior of any building or other structure in the Project or any Common Element or Limited Common Element therein, without first obtaining written consent of the Board.
